RED Engineering Design provides independent, engineering-led building surveying services, helping asset owners and operators understand the condition and performance of MEP systems, infrastructure and wider building assets - so they can plan their next steps with confidence.

What is a building survey?

A building survey is a technical assessment of a building’s condition. It provides a clear understanding of how an asset is operating, helping identify areas that may require further investigation or attention. 

At RED, our building surveys vary in scope - from single-system condition reports to full-asset technical due diligence - and are always tailored to the stage of your project, whether that's acquisition, refurbishment, or in-service operation.

Our surveys combine non-intrusive reviews with targeted intrusive investigations where required, allowing our engineers to assess building systems in detail. Depending on the scope of the assessment, this may include:

  • Reviewing the condition and performance of MEP installations
  • Measuring and recording flow rates across ventilation and closed water systems
  • Sampling water systems to assess quality and identify potential remedial works
  • Assessing the physical condition of building fabric and services
  • Reviewing design information, O&M records and maintenance history against current regulatory requirements

How we assessed The Relay Building ahead of acquisition

Before the acquisition of The Relay Building at One Commercial Street, RED was appointed to carry out a technical due diligence survey of the mixed-use residential and office asset. Our team assessed the existing building systems and condition of the property, identifying potential technical risks and areas requiring further investigation.

The survey provided the client with a detailed understanding of the building before purchase and helped shape the next phase of the project. Following this assessment, RED was appointed to deliver the MEP design for the Cat A fit-out of 9,000m² of office space, alongside the refurbishment of the commercial reception areas.
